Architectural Approval

Architectural Committee requests are submitted through the Contact Us web page.
 
On the "Contact Us" web page enter the information as shown in the sample below and click the submit button. When you submit your request an email is sent to the Architectural Committee with all the details you have supplied. 
 
The intent and purpose of the required review is to insure that all changes,  modifications, additions, or construction shall maintain conformity and harmony of external design within the Subdivision and maintain or enhance the collective property value to lot owners within the Subdivision.
 
Please note that, per the deed restrictions, Architectural Committee approvals can take up to 30 days. Please plan accordingly so that your work is not delayed. Architecture Approvals are required for forward facing changes (structure, roof, paint, etc).
 
 
New Form
 
Land Use and Structure Type
No lot or Structure shall be used for any purpose except as a
residence by a single family. No structure shall be erected, located,
placed or permitted to remain on any lot other than one detached single
family residence not to exceed two stories in height, a private garage
for at least two but not more than three vehicles and bona fide
servant's quarters, fences, sidewalks, pools and other Structures as
determined by the Architectural Control Committee (hereinafter
designated) to be appropriate for residential purposes. No Structure
shall be permitted to exceed thirty two feet in elevation above
finished slab grade.
Roofs
Any proposals for the repair, replacement, additions to a roof must be submitted to the Committee for approval. Additions include, but are not limited to, the installation of solar collectors and devices, skylights, ventilators and structural modifications.
Fences and Walls
  • Fences and walls shall not be more than seven feet in height.
  • Fences and walls may extend to the interior lot line, but shall not
    be forward of the minimum building setback line.
  • Fences or gates shall not be installed across or on lot lines with a common drive adjacent to the lot line.
The Architectural Control Committee shall have the right to restrict the construction material, color, design
and specification of all fences or walls to be constructed or reconstructed on all lots.

Additional Structures
For the purpose of this covenant additional Structures will include, but are not limited to, any above or below ground level construction or alteration including swimming pools, hot tubs,
tennis or other recreation court, gazebos, or basements.
Miscellaneous Structures, Devices and Apparatus
  • No antenna towers, masts, poles, dish-type antennas shall be installed, placed, erected or  located in the Subdivision that will
    be visible from a street;
  • nor shall any structure, device or
    apparatus be erected or installed without the prior approval of the
    Architectural Control Committee.
  • Recreation structures or equipment
    shall have a total elevation no higher than the main residential
    structure and shall not be offensive to neighboring property owners.
Trash & Refuge
  • No lot, nor any part of a lot, shall be used or maintained as a dumping ground or storage area for rubbish, trash, garbage, construction materials, used appliances or other waste. 
  • All household garbage shall be kept in closed sanitary containers.
  • Trash, garbage, other waste, or containers therefor shall not be placed or stored in a location visible from any street prior to 6:00 p.m. on the date prior to a trash/garbage pickup day.
  • All trash, recycling or related containers must be removed from sight of the street as soon as possible, but not later than 10:00 p.m. on the trash pickup day.
Exterior Lighting
All exterior lighting shall be shielded so as to not be offensive to any  neighboring property owner. The type, design, color, projection and location of exterior lighting shall be subject to approval by the Architectural Control Committee.
Signs
No signs of any kind shall be displayed to the public view on any lot except one sign of not more than six square feet advertising the property on which it is placed for sale, lease or rent, or a
sign of authorized construction while construction is in progress.
Obstruction of Public Thoroughfares
  • No fence, wall, hedge or shrub planting or anything which obstructs sight lines at elevations between two and six feet above grade shall be placed or permitted to remain on any corner lot within the triangular area formed by the street property lines and a line  connecting them at points 25 feet from the intersection of the street property lines.
  • The same sight-line limitations shall apply on any lot within 10 feet from the intersection of a  street property line with the edge of a driveway.
  • No tree, hedge or shrub shall be placed or permitted to remain within such distances of such intersections unless the foliage  line is maintained at sufficient height to prevent obstruction of  such sight lines.
  • Trees and shrubs shall be trimmed so as not to obstruct clearance  above streets, drives and sidewalks below a height of seven feet.
